We also offer a full property management service, including property maintenance, for residential properties and apartments. This includes long term letting of properties , and also short term letting of holiday homes.

PROPERTY MANAGEMENT OPTIONS

1. LONG TERM ACCOMMODATION

Wanaka Reservations will undertake the following.

- Advertise for tenants and after checking references and credit worthiness, select the most appropriate tenant on merit.

- To re-rent  the property should for any reason the tenancy come to an end.

- To use a written tenancy agreement.

- Conduct and record property inspections at the beginning of each tenancy and at regular intervals through out each tenancy. 

- Collect the bond from the tenant and pay it to the Department of Building and Housings Tenancy Services.

- Collect rental payments as and when they fall due for payment, and control rent arrears and other debts.

- Make payments into to the owners bank accounts by direct credit ( preferred ) or cheque, and send a detailed property statement by email ( preferred ), or by post. 

- Organise repairs and maintenance by qualified trades people. 

- Communicate with the owner regularly on the repair status of the property, and tenancy inspections. 

- Conduct a review of current market rentals regularly.

 

2. HOLIDAY ACCOMMODATION

Wanaka Reservations will undertake the following.

- Market the holiday home through our website for short term holiday letting.

- Accept reservations on owners behalf. 

- Accept booking deposits.

- Collect rental payments as and when they fall due for payment.

- Make payments into to the owners bank accounts by direct credit ( preferred ) or cheque, and send a detailed property statement by email ( preferred ), or by post.

- Provide a professional cleaning and linen service, and property maintenance service 

- Organise repairs and maintenance by qualified trades people.

- Communicate with the owner regularly on the repair status of the property, and tenancy inspections.

- Conduct a review of current market rates regularly.

 

3. HOLIDAY HOME SECURITY

For those holiday home owners who do not wish to rent their holiday homes, but would like the peace of mind that their property is being looked after, we offer the following service.

- Regular monthly checks of both interiors and exteriors.

- Alarm monitoring.

- Arrange for any property maintenance by qualified trades people, including lawn mowing, tree pruning and garden care.

- Provide a professional cleaning and linen service for the owner and or owners guests, including making up beds, and turning hot water and underfloor heating on.
