ADVERTISING
Properties are immeadiately listed on our website with up to 5 images and an accurate description of the property. If reqired advertisments are placed in the Wanaka Sun, and Upper Clutha Messenger. We also conduct viewings and open homes ( if property is vacant) until an appropriate tenant is found.
TENANT SOURCING
The key to good property management is to select the best tenants in accordance with the owners specific requirements. The process starts with the prospective tenant completing a Customer Application form. References with previous lanlords are then followed up along with Credit Checks with Baycorp. Once all the appropriate checks have been made all potential tenanants are referred to the owner for the final decision.
RENT COLLECTION
We operate a zero tolerance policy towards rent arrears. and follow up with all tenants with notification as soon as rent payments are missed. All rent payments are paid into the Rent Wanaka Ltd mreinz trust account. All rental payments received by us from the tenant less fees and disbursements will be deposited into the owners nomimated bank account.
PROPERTY INSPECTIONS
Property inspections are conducted at the beginning of each new management, a new tenancy, and at regular intervals through out each tenancy at a frequuency determined by the owner. A final inspection is carried out when the tenant vacates the property.
REPAIRS AND MAINTENANCE
Wanaka Reservations has a list of preferred contractors that provide a good 24/7 service. Each contractor has appropriately qualified tradespeople for repairs and maintenance work on your property.We will not arrange any repairs to your property in excess of the approved limit without your knowledge and approval, except for emergency repairs if in the opinion of the manager such repairs are necessary to protect the property from damage or to maintain essential services to the customers in line with the Residential Tenancies Act 1986, or where expenditure is ordered by the Residential Tenancies Tribunal.
WHEN TENANTS NOTIFY US OF THEIR INTENTION TO MOVE OUT
When a tenant gives written notice to terminate their tenanacy agreement we immeadiately notify the owner. On departure a final inspection is conducted to ensure that all chattels and furnishings are accounted for ( if furnished), that the property is clean and tidy (allowing for fair wear and tear), any damage has been remedied. and all keys have been accounted for. We check that all rent owing has been paid and then process the tenants bond refund within 4 working days if there are no dispute.
MEDIATION AND TENANCY TRIBUNAL
When tenants breach their Tenancy Agreement whether it is rent arrears, disturbing neighbours, or sub letting, they are formerly notified and given an opportunity to remedy the breach. Should written requests not resolve the breach the tenant will be immediately filed with the Tenancy Tribunal for mediation. Should mediation have no result the next step is a summons to a court hearing. The owner is always kept up to date with the proceedings.

We guarantee the level of service provided, if you are not fully satisfied with any aspect of our service we will refund to you one months management fees associated with that property.
